Fees to tenants are as follows:
Tenancy Renewal Fee
£50 incl. VAT
• Renewal of Tenancy Agreement at tenants request, including contract negotiation, amending and updating terms and arranging for further Tenancy Agreement.
Deposit
Any dilapidations/cleaning/waste removal/arrears will be deducted from the deposit dependent upon the costs involved.
Fees to landlords are as follows:-
Full Management Service
12 % incl. VAT of gross Receipts from Residential Property exclusive of any expenses or disbursements which may be paid or incurred on behalf of the client from time to time. (% to be agreed with client prior to commencement of management dependent upon number of units etc). All fees (& disbursements or expenses) will be payable by direct deduction from the management client account, (unless specifically agreed to the contrary).
Letting
75% of the first months rent agreed at commencement of marketing, incl. VAT
• Advertise on Core Property Management & Consultancy web site. Additional advertising expenses (board, press etc), will also be payable within an agreed budget, (deemed to be the ‘expenditure limit’ unless otherwise advised).
• Provide full Tenancy Agreement to tenant on behalf of landlord including deposit information in accordance with The Deposit Scheme administered by The Dispute Service
Assured Shorthold Rent Reviews
£60 incl. VAT
Regulated Tenancy Re-registration
£36 incl. VAT
Appeal to Rent Assessment Committee or Rent Tribunal
£60 incl. VAT unless otherwise agreed with Client.
Administration of Annual Gas Safety
£6 incl. VAT per unit
Administration of refurbishments over £5,000
12% incl. VAT of total expenditure
• Arranging access and assessing costs with contractor(s)
• Carrying our site inspections
• Ensuring work has been carried out in accordance with the specification of works
Court Attendance Fee/Agents Witness Statement
£60 incl. VAT per hour/per statement.
Selective Licensing
£60 incl. VAT per unit – one off administration fee for completing application forms and submitting documentation to the Council in accordance with licensing procedure.
General Consultancy Outside Management
General Consultancy will be charged at a rate commensurate with the work involved but unless agreed to the contrary will be. £120 incl. VAT per hour.
